Availability and Sales

As reflected in Rocket Homes’ Playa Vista Housing Market Report for February 2025, there were 11 homes for sale, marking a 57.1% increase from January 2025, when only 7 homes were available. Despite this rise in inventory, only 1 home was sold during the month, though this represented a 100% increase from January, when no homes were sold. Additionally, 100% of the homes sold in February closed below asking price, indicating increased negotiating power for buyers.

Pricing Trends

The median home sold price in Playa Vista was $1,300,000, reflecting a 6.8% decline from the previous year. The median price per square foot stood at $900, as shown in Rocket Homes’ Playa Vista February 2025 Housing Market Report. 

Market Movement

As per Rocket Homes’ Playa Vista Housing Market Report for February 2025, homes in Playa Vista spent an average of 71 days on the market, a 44.4% increase compared to February 2024, when homes sold in 49 days. This suggests a slower-moving market where buyers are taking their time to make decisions.

With home prices declining and longer selling times, Playa Vista is shifting toward a more buyer-friendly market. Those looking to purchase may find good deals, while sellers may need to adjust expectations in this evolving landscape.
