What I Love About Playa Vista. No. 3—Architectural Showcase
After 18 years of living and selling homes in Playa Vista, one of the things I continue to appreciate is the architectural diversity. For a relatively young community, the range of styles, floor plans, and building types is impressive.
Playa Vista is not a one look neighborhood. It is an architectural showcase.
From Art Deco to Italian Villa
You can find 1940s Hollywood inspired Art Deco design at The Metro, a condominium building that captures a bit of old Los Angeles glamour. Just steps away, the Explanade reflects Spanish Mediterranean architecture, with warm tones, archways, and classic detailing.
If your style leans more contemporary, Concerto Lofts offers a modern aesthetic with clean lines and open living spaces. For those who prefer a European feel, Villa d'Este is designed like an Italian villa, creating a charming and timeless atmosphere.
And that is just the beginning. Some residences feel traditional, with formal living rooms and dining rooms. Others are loft style with expansive, open floor plans and dramatic volume.
Condos, Lofts, and Single Family Homes
Playa Vista offers a wide spectrum of housing types. There are apartment communities with one and two bedroom rentals. There are condominiums that range from efficient one bedroom residences starting around $600,000 to spacious multi bedroom homes.
Some condos are two level configurations with interior stairs. Others are single level and expansive, offering generous square footage and wide open living areas.
The largest condominium building in Playa Vista has 121 units, while the smallest boutique communities, including Villa Savona and Villa d'Este, have only 39 residences. Most condominium buildings include subterranean parking with two assigned spaces. In some of the luxury buildings with only three total residences, such as Skylar or Cleo, or six total residences, such as Camden or Mason, each home features its own private two car garage. A few properties in Playa Vista even offer three car garages, which is a rare find in West Los Angeles.
For buyers seeking more space, single family homes typically range from approximately 2,000 square feet up to about 4,500 square feet. Prices can reach up to $5,300,000 for a five bedroom residence. Many of these homes are three levels, and some even include elevators for added convenience. Several of the newer builds showcase floor to ceiling windows that flood the interiors with natural light.
Views in Every Direction
Another unique aspect of Playa Vista architecture is the variety of views.
Some homes overlook the Ballona Wetlands, offering peaceful nature scenery that feels far removed from city life. Others provide views of the Hollywood Sign or the San Gabriel Mountains on a clear day. Certain residences capture sailboats moving in and out of Marina del Rey. Still others look toward the palm trees lining the LMU and Westchester Bluffs.
Depending on the location, your home may frame sunsets, city lights, or tranquil green space.
Lifestyle by Design
Architecture here is closely tied to lifestyle. Some homes are steps from The Resort pool and fitness center. Others are adjacent to the Runway Retail district. Some are closer to Concert Park Shoppes, where you can easily grab coffee at Coffee Bean. Many families prioritize homes near Playa Vista Elementary School so they can walk their children to and from school each day.
That ability to choose not just a floor plan, but a micro location within the community, is something buyers truly value.
Something for Every Chapter
What I love most is that Playa Vista offers architectural options for every stage of life. A first time buyer might choose a modern one bedroom condo. A growing family may move into a three level single family home with multiple bedrooms and a flexible layout. Empty nesters may downsize into a single level residence with elevator access and secure parking.
As a real estate professional and as a neighbor, I have had the privilege of helping clients move between these different styles as their lives evolve.
Playa Vista is thoughtfully designed, visually interesting, and architecturally diverse. It is one of the reasons buyers continue to be drawn here year after year.
And for me, it remains one of the things I love most about calling this community home.
